Since January 1st, 1,289 homes have sold for $1 million or more across the state, generating over $2.18 billion in total sales volume. At the ultra-luxury tier, 24 properties have traded above $5 million, led by a $13.4 million sale in Cape Elizabeth.

The average $1M+ home spent just 58 days on market — a pace that signals serious demand with limited inventory. Even at the $5M+ level, several properties sold in under two weeks, and six of the 24 highest sales closed above asking price.

If one town dominated Maine's ultra-luxury market in 2026, it's Mount Desert. Six of the 24 statewide sales above $5 million — a full 25% — were in Mount Desert, with prices ranging from $5.5 million to $10.25 million. Two sold above asking price.
Home to Acadia National Park, granite shorelines, and deep harbors, Mount Desert Island has become Maine's answer to the Hamptons — a destination where generational wealth meets a landscape that can't be replicated anywhere else on the East Coast. With $43.9 million in combined sales from those six transactions alone, Mount Desert accounts for over 26% of the state's entire $166.5 million in $5M+ volume.
Southern Maine's coastline continues to attract buyers who want world-class ocean access with proximity to Boston. Here are York County's five highest sales year-to-date:

York dominated the county with four of the top five sales. The #5 sale — a shingle-style home in York — sold for $570,000 over asking price in just 2 days. Kennebunk's top sale, a cottage on just over half an acre, sold at full asking price the day it hit the market.

Cape Elizabeth claimed the #1 spot statewide — a $13.4 million shingle-style estate on nearly 8 acres. Falmouth's top sale, a New Englander, sold at full asking price on day one. The Freeport sale on nearly 15 acres went $450,000 over asking. Raymond's lakefront entry — at 239 days on market — shows that even in a strong market, pricing and patience matter at the highest levels.
Luxury real estate is a different business. When 1,289 homes are trading above $1 million and 24 are closing above $5 million in a single year, the buyers and sellers involved have high expectations — and they should. Here's what separates a luxury transaction from a standard one.
At the higher end of the luxury market, some sellers will ask for proof of funds before scheduling a private showing — a letter from your bank, financial advisor, or lender confirming you have the assets or financing in place. This is more common with properties above $2–3 million and is simply about protecting the seller's privacy. It's not a barrier — it's a normal part of how luxury transactions work. Your agent can walk you through the process and make it seamless.
High-end clients expect their agent to be responsive — not just fast, but informed. When a luxury buyer calls, they don't want to hear "let me get back to you." They want current market data, comparable sales, neighborhood context, and honest analysis. They expect their agent to know the market deeply enough to have a conversation, not just forward a listing sheet. Timely follow-up isn't a courtesy at this level — it's a requirement.
Luxury buyers and sellers are sophisticated. They've done their research. They expect an agent who can discuss absorption rates, price-per-square-foot trends, days on market by price tier, and how their specific town or neighborhood compares to the broader market. When a buyer asks "how fast are $2.5M+ homes selling in Southern Maine?" the answer needs to be specific — 67 days on average, with some selling in under a week. Generalities don't cut it. If you can't speak to the data, you lose credibility — and the client.
Many sellers at this level value their privacy above everything. Off-market or "quiet" listings are more common in the luxury tier. NDAs before touring aren't unusual for the highest-priced properties. High-end clients need to trust that their agent understands the sensitivity of the transaction — their financial position, their timeline, their reasons for buying or selling. That trust is earned through consistent, discreet, professional conduct. It doesn't come from a pitch.
Unlike a typical home showing where you might tour with just your buyer's agent, luxury showings are frequently attended by the listing agent. They're there to protect the property, answer detailed questions about custom features, and represent the seller's interests. Your buyer's agent will be there to represent your interests. This is normal and professional — expect it at every showing above $2 million.
The best luxury agents aren't closing 50 transactions a year. They're handling a smaller number of high-value sales with the level of attention each one demands. A $6 million listing requires a different investment of time, marketing, and expertise than a $350,000 sale. High-end clients can tell the difference between an agent who treats their property as one of many and an agent who treats it as the priority. Low volume, high touch — that's the luxury standard.

Your $3 million oceanfront property shouldn't share a generic page with every other listing in the MLS. A dedicated, single-property website with its own URL gives your home the presentation it deserves — professional copy, a full photo gallery, floor plans, aerial views, and neighborhood context. It's a marketing asset that can be shared directly with qualified buyers and their agents.
A luxury home in Southern Maine doesn't sell from a yard sign. It sells through targeted exposure to the right audience — digital advertising in feeder markets like Greater Boston, New York, and Connecticut; placement in luxury real estate publications; syndication to international portals; and strategic social media campaigns. Your agent should have a plan for reaching buyers where they actually are, not just where the property is.
