Maine is a different story. Statewide home sales rose 7.3% in June 2026, outpacing both the national average and the Northeast. The statewide median reached $436,000.
According to MaineLuxuryListings.com market data, Southern Maine is outperforming the state that’s already outperforming the country. Through August 12, 2026: Cumberland County’s median sold price is $579,000 with a median 19 days on market across 2,320 closed sales. York County’s median is $499,000 with 25 days on market across 1,867 closed sales. Both are holding 100% median sold-to-list ratios. In Cumberland County, 70% of homes sell within 30 days at an average of 101.68% of list price. This is not a cooling market — well-priced, well-prepared homes are moving fast and at full ask.
