Affordable real estate in Southern Maine: what the 2026 data shows

With median home prices above $500,000 in many Southern Maine communities, it's easy to assume that affordable real estate has disappeared. The MLS data tells a different story.

The statewide picture

Between January and August 2026, 9,404 single-family homes closed across Maine with a statewide median sold price of $415,000. But here's the number that matters: 4,501 of those sales — nearly half — closed under $400,000.

The statewide under-$400K median is $275,000, with a typical home of 3 bedrooms, 1 bathroom, and 1,313 square feet. Median days on market: 22.

Zooming into Southern Maine

York and Cumberland counties accounted for 588 single-family sales under $400,000 during the same period — about 13% of the statewide under-$400K market. Here's how the two counties compare:

A few things stand out. These homes move fast — the median in York County is just 10 days from listing to sale, and nearly 73% close within their first month. Buyers are paying at or above asking price, particularly in Cumberland County where the average sale-to-list ratio is over 100%. Pre-approval and quick action make the difference at this price point.

Maine has programs that can help

MaineHousing administers several programs for homebuyers in Maine, including down payment grants, interest rate discounts for veterans, and closing cost assistance for first-generation buyers. Some highlights:

• First Home Loan Program — Low fixed-rate mortgages with up to $5,000 in down payment assistance.
• First Generation Program — $10,000 toward closing costs plus a 1.00% rate discount.
• Salute ME — 0.50% rate discount for active-duty military and veterans.

The bottom line

Affordable real estate in Southern Maine hasn't disappeared. Nearly half of all single-family sales in Maine this year closed under $400,000, and 588 of those were right here in York and Cumberland counties. The inventory exists — it just moves fast.
